Do I need a Spanish lawyer to buy property in Spain?
Technically no — but practically yes. A Spanish conveyancing lawyer checks title deeds, outstanding debts, planning permissions and community charges before you commit. Without one, you're signing contracts you may not fully understand in a legal system designed in Spanish.
What is a NIE and how do I get one?
A NIE (Número de Identificación de Extranjero) is the tax ID required for any financial transaction in Spain — buying property, opening a bank account, getting a mortgage. We handle NIE applications for our property clients as part of the conveyancing process.
How long does a property purchase take in Spain?
Typically 6–12 weeks from offer accepted to notary signing. The timeline depends on mortgage requirements, title search results, and how quickly the seller's documentation is in order. We'll give you a realistic estimate after reviewing your specific situation.
Do I need a Spanish will if I already have a UK will?
Yes. A UK will may not automatically apply to assets held in Spain. EU Regulation 650/2012 allows you to choose which country's law governs your estate — but only if your Spanish will explicitly says so. Without a Spanish will, your estate may be subject to Spanish intestacy rules, which can significantly affect what your family receives.
How much does conveyancing cost in Spain?
Legal fees for a standard property purchase are typically 1–1.5% of the purchase price. On top of this, budget for transfer tax (ITP, 10% in Valencia), notary fees, and land registry fees. We provide a full written breakdown of all costs before you commit.
What taxes do non-residents pay on Spanish property?
Non-residents pay IRNR (income tax on deemed rental income), even if they don't rent the property out. The annual amount is typically 0.4–0.5% of the cadastral value. They also pay IBI (local property tax) and may need to file Modelo 720 to declare foreign assets over €50,000. We manage all of these filings.
What is inheritance tax like in Spain for expats?
Spanish inheritance tax (Impuesto de Sucesiones) varies by region. In Valencia, non-resident beneficiaries can face rates of 7.65–34% with fewer allowances than residents. Early estate planning — a Spanish will, life insurance assignment, or property ownership structure — can significantly reduce the bill for your family.

Yes. Construction defect claims and off-plan purchase disputes are a significant part of our litigation practice. Can you help with residency applications after Brexit?
Yes. British nationals living in Spain need the TIE (Tarjeta de Identidad de Extranjero) to formalise their residency. We assist with the application process, required documentation, and any complications that arise — including cases where applications have previously been refused.
